Our Editorial Approach

The Multifamily Signal exists to help people see what matters—and understand why it matters.

We believe good industry writing should be accurate, independent, useful, and honest. We look beyond surface-level explanations, question familiar assumptions, and connect everyday decisions to their wider consequences. Our goal is not to create outrage or repeat corporate talking points. It is to provide thoughtful analysis that can lead to better judgment and stronger multifamily operations.

We approach difficult subjects candidly but fairly. Criticism should serve a purpose, evidence should matter, and the realities faced by on-site teams, residents, managers, and owners should all be considered.

Housing is both a business and a fundamental part of people’s lives. Decisions made within this industry affect homes, livelihoods, communities, and financial futures. We believe those decisions deserve care, accountability, and close attention.

Advertising and sponsorships do not determine our editorial conclusions. Paid relationships will be disclosed, sponsored content will be clearly identified, and commercial partnerships will not guarantee favorable coverage.

When we make a meaningful factual error, we will correct it. When an issue is uncertain or still developing, we will say so. Reader trust is not something we assume; it is something we intend to earn.

Cole Merritt

Diagram showing a radar emitting waves that bounce back from an object to detect its distance.

Cole Merritt writes about multifamily operations, leadership, leasing, marketing, and the organizational decisions that influence property performance. His perspective is informed by hands-on experience supporting multifamily communities across multiple markets, including work involving operational oversight, leasing systems, marketing performance, resident communication, staff training, property websites, and compliance-related processes.

The Multifamily Signal was created to examine how decisions made throughout a multifamily organization affect properties, employees, residents, and owners—and to offer practical guidance grounded in the realities of day-to-day operations.
